Salty Sands is a pair of five-storey buildings at 2 and 4 46th Street, built in 1985 and holding about 88 condos between them. They are small by Ocean City standards, which is the appeal: no lobby queue, no resort wristband, an elevator and a short hallway to your door. We manage five units in the 2 building and two in the 4 building.

Two three-bedrooms that sleep eight and ten, three two-bedrooms that sleep seven or eight, and two one-bedrooms for four. The 2 46th Street units look straight out at the ocean. The two units in the 4 building have side views of both the ocean and the bay.
The list below comes straight from our listings, so there are no surprises at check-in.
Salty Sands is not a resort building. There is no pool, no gym and no tiki bar. What it has is the location and the small-building quiet, and the beach doing the work a pool deck does elsewhere.
Getting around. Salty Sands is at 2 and 4 46th Street, on the ocean block in midtown. The beach is at the end of the street. The Coastal Highway bus stop is at Coastal Highway and 46th, less than a quarter mile from the door, and the Route 90 bridge is about a mile north.
Eat and drink. Seacrets, the bayside bar and restaurant at 49th Street, is a three-block walk, and Seacrets Distilling next door runs hour-long tours that end in the tasting room. Shotti's Point is a short walk for tacos and a bay sunset.
Things to do. Jolly Roger Amusement Park is at 30th Street, the Ocean City Visitor Center is close by on 40th, and the Boardwalk is about four miles south, a bus ride or a short drive.

An honest read from our local team, so you pick the right building the first time.

This stretch of midtown is the compromise most people are actually looking for: quiet enough to sleep, close enough to walk to Seacrets. The 2 building sits behind the dune and its balconies look straight out at the water, so the three-bedroom on the third floor is the one people ask for by name. The 4 building is a few steps further back and its balconies angle across both the ocean and the bay, which means sunrise and sunset from the same chair. There is no pool here, so if a rainy afternoon needs a plan, budget for the arcade or a drive. Garage clearance on one assigned space is 6 feet 5 inches, worth knowing if you are bringing a roof box.

We already manage seven condos across the two Salty Sands buildings, so our cleaners know the turnover rhythm on 46th Street in August, our maintenance people know the buildings, and every guest gets a local number that a person answers.
You do not need a manager with a desk in your lobby to rent your unit well. In a building this size there is no lobby to put one in. What matters is who picks up the phone on a Friday night, and who shows up when the air conditioning quits.
Zachary, Alex and Max will walk you through what your unit should earn and what they would change to get there.
