Golden Sands went up in 1975 at 10900 Coastal Highway, on the ocean side at 109th Street in North Ocean City. It is a 360-unit high-rise that runs more like a resort than a condo building: two pools, food and drink on site, courts out back, 24-hour security, multiple elevators, locker rooms and assigned parking. We manage seven of the units, from a studio up to a three-bedroom on the seventh floor.

A three-bedroom on the seventh floor that sleeps eight, three two-bedrooms on the 14th, 15th and 17th floors, two one-bedrooms, and an oceanfront studio for a couple. Every one of them looks at the water, and every one includes a parking permit, with assigned spaces June through August.
The list below comes straight from our listings, so there are no surprises at check-in.
The reason people book this building instead of a standalone condo. The Golden Sands association runs these spaces and sets the hours, not OCVH, so they can change for maintenance or by season.
Getting around. Golden Sands is at 10900 Coastal Highway, on the ocean side at 109th Street, in what locals call uptown. The beach is directly behind the building. The Coastal Highway bus runs the length of the island and stops outside, and the Route 90 bridge is about two miles south.
Eat and drink. Ropewalk is about a mile down the road on the bay side. The uptown blocks around 109th have the everyday things a week needs: groceries, coffee, takeout, ice cream.
Things to do. Northside Park at 125th Street is the closest and the best of them: 58 acres with piers, playing fields, a playground and the Winterfest of Lights in December. Gold Coast Mall is three tenths of a mile away, the Ocean City Branch Library is two blocks off, and the Boardwalk is a bus ride or a short drive south.

An honest read from our local team, so you pick the right building the first time.

Uptown is the quieter half of Ocean City, and 109th Street is where that starts to show. The beach here is wider and less crowded than midtown in July, the parking situation from June through August is an assigned space instead of a hunt, and Northside Park gives you somewhere to take the kids at six in the evening. The tradeoff is distance: the Boardwalk and the inlet are at the far south end of the island, so plan on the bus or the car for a night down there. Higher floors get the long view up the coast, and the units facing south look down the whole beach line.

We already manage seven condos in this building, so our cleaners know the service elevator on a Saturday turnover, our maintenance people know how the building handles a work order, and every guest gets a local number that a person answers.
You do not need a manager with a desk in your lobby to rent your unit well. What matters is who picks up the phone on a Friday night, and who shows up when the air conditioning quits in August.
Zachary, Alex and Max will walk you through what your unit should earn and what they would change to get there.
